In the United Kingdom, only a court can legally evict you.
Not your landlord.
Not your letting agent.
Not their hired “eviction service.”
Only a judge has the authority to order a lawful eviction.

Landlords cannot legally kick you out without a court possession order.
Letting agents cannot force you out with letters, threats, or notices.
Private eviction companies? Most of them have no more power than a bloke with a clipboard and an attitude.
In fact, if anyone, landlord, agent, or company, tries to remove you without a court order, it could be illegal eviction, which is a criminal offence under UK law.
Yes, you read that right: CRIMINAL OFFENCE.

Here’s how it must happen legally:
- Notice: First, the landlord must serve a legal notice (like a Section 21 or Section 8).
- Court Application: If you don’t leave, they must apply to court for possession.

- Enforcement: If you still don’t leave, ONLY a County Court Bailiff or a High Court Enforcement Officer (HCEO), acting under a court warrant, can physically remove you.
