Let me break it to you: some landlords and letting agents are practically amateur psychologists. Not the good kind, either. More like the kind who read one article about manipulation and decided, “Yes. That. Let’s try that on my tenants.”
1. Deliberate Delay & The Silence Treatment
You send an email about the mould in the bathroom. No reply. You follow up. Nothing. You call. Straight to voicemail.
What’s going on? This is a classic delay tactic. The longer they wait, the more pressure builds on you. They’re hoping you give up, clean it yourself, or move out. It’s not neglect, it’s passive power.
2. “Friendly but Vague” Replies
You finally get a message back: “Thanks for the update! We’ll look into it soon.”
What’s happening here? They’re using ambiguity to create confusion. No deadlines. No promises. Just enough politeness to stop you complaining. It’s like being ghosted, but with emojis.
3. Gaslighting Lite
You: “There’s black mould in the corner.” Agent: “That’s condensation from you not opening windows enough.”
You: “There’s a leak from the ceiling.” Agent: “You probably spilled something.”
This is gaslighting. Not full-blown psychological warfare, but it chips away at your confidence. You start to question your own judgement, and that’s exactly the point.
4. “You’re Not On the Tenancy” Pressure
They know you’re living there. They know you’ve been paying rent. But they start saying, “You’re not on the tenancy, so technically…”
What they’re doing: Creating fear through informal displacement. Hoping you’ll panic and leave quietly. They’re counting on you not knowing your rights. (Spoiler: You have more than they want you to know.)
5. “Unrealistic Cleaners Coming Soon” Trick
You’re told to leave so cleaners can fix the property. Soon. Like, tomorrow. No official notice. No dates. Just… cleaners.
What this really is: Fake urgency. They’re planting the idea that you don’t belong there. It’s eviction cosplay, no legal process, just pressure wrapped in politeness.
6. Polite Threats Disguised as Favours
“We’re giving you a heads-up now, just in case… you know, things escalate. We’d rather not go legal.”
Translation: “We’re bluffing. We hope you don’t know that we haven’t actually followed procedure.”
7. The “I’m Just the Middleman” Deflection
Agents love this one. You raise a problem, and suddenly they’re just a messenger: “It’s up to the landlord, sorry!”
Reality check: If they collect your rent and manage the property, they have responsibilities. This trick is meant to absolve them of action and stall the process.
